Waltham June Home Prices Hold Above $790,000 With Median Reaching $870,000

WALTHAM -- A condominium unit on Robbins Street changed hands for $1,215,000 in the highest disclosed transaction of the month, leading a set of 13 recorded deeds in Waltham between June 12 and July 11, 2026, seven of which carried disclosed sale prices spanning $790,000 to $1,215,000.

MARKET OVERVIEW Thirteen deeds were recorded in Waltham during the period, of which seven carried disclosed consideration amounts. Those seven priced transactions ranged from $790,000 to $1,215,000, with a median of $870,000. The six remaining transfers carried no disclosed price; the majority appear to be estate-planning transfers in which property moved from individual owners to revocable living trusts bearing the same family name, rather than market-rate arm's-length sales. All 13 transfers were recorded within a four-day window, June 15 through June 18, a compression that reflects recording-office processing cycles rather than actual closing dates.

TOP SALES A condominium at 249 Robbins St., Unit 2, sold June 15 for $1,215,000, the period's highest recorded price. Avia Weinberger and Nathan J. Weinberger purchased the unit from N Real Estate LP.

A unit at 46 School Ave., Unit 1, sold June 18 for $1,010,000. Michelle H. Su and Reid Evan William Warsaba purchased from the Mark R. Segalini Revocable Trust and the Virginia P. Segalini Revocable Trust.

A property at 123 Pine Hill Cir. sold June 18 for $920,000. Rebecca Oduor purchased from Guos Construction LLC.

A property at 10 University Pk. sold June 18 for $870,000. Martin K. Ligare and Anne C. Shapiro purchased from Scott Seger and Gal Seger.

A property at 713 South St. sold June 18 for $830,000. Patrick Edward Rice and Anne Mirabelle Rice purchased from Christopher Montoya and Mariah Hardman.

NEIGHBORHOOD BREAKDOWN No two disclosed-price sales share a common street, so no single corridor dominated activity during the period. By price tier, two of the seven disclosed transactions exceeded $1 million: 249 Robbins St. at $1,215,000 and 46 School Ave. at $1,010,000. Four sales fell between $800,000 and $1 million: 123 Pine Hill Cir. at $920,000, 10 University Pk. at $870,000, 713 South St. at $830,000, and 57 Bright St. at $811,000. A single disclosed-price sale, 64 Hillcrest Rd. at $790,000, came in below $800,000 and represented the only transaction in that range.

MARKET NOTES At least five of the six non-disclosed transfers appear to be intra-family or estate-planning conveyances. At 120 Summit St., Klaudiusz and Malgorzata Kielb conveyed to the Klaudiusz Kielb Revocable Trust. At 165 Bishops Forest Dr., Unit 165, Cathryn C. Edelstein conveyed to the Cathryn C. Edelstein Trust. At 62 Plympton St., Sylvia H. Hache conveyed to the Hache Family Revocable Living Trust. A fourth entry, recorded without a street address, shows Susan B. Breviglia and Susan Barry conveying to Breviglia as trustee of F. Jacqueline Road Realty Trust. At 501 Lexington St., Unit 43, Joyce G. Richmond and Andrea J. Shirley as trustees appear on both the grantor and grantee lines in reversed order, consistent with an administrative restructuring of co-ownership. At 109 Midland Dr., Richard D. and Kathleen P. Phillpott conveyed to Kristin P. Tracey as trustee of Midland Drive Realty Trust; no price was disclosed.

Among the priced sales, the seller at 123 Pine Hill Cir. was Guos Construction LLC, indicating a likely new-construction or contractor-to-market transaction. At 57 Bright St., trustees Judith and Richard B. Wetherbee conveyed to Adam P. Wetherbee and Rebecca N. Rogers for $811,000, a transfer in which the Wetherbee name appears on both sides. At 64 Hillcrest Rd., the deed lists two grantees: the John E. Sforza and Marianne Sforza Living Trust and Mike Tavitian; the grantor is Marianne Sforza as trustee. The consideration was $790,000; no further detail is available from the deed record.
