Waltham Home Prices Span $610,000 to $1.3 Million With $800,000 Median

WALTHAM -- Fifteen residential property sales were recorded in Waltham over the past month, with prices ranging from $610,000 to $1,331,000 and a median of $800,000 among the transactions that disclosed a price. The month's priciest sale was a condominium unit on Grove Street.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 15 Waltham property transfers between June 26 and July 25, 2026. Of those, 11 listed a sale price and four did not. Disclosed prices ranged from $610,000, for a condo unit at 1182 Main St., to $1,331,000, for a condo unit at 22 Grove St. The median sale price among the 11 disclosed transactions was $800,000. Fifteen recorded transfers in a single month is a modest but steady volume for one municipality, though no comparison to prior months is available in this data set.

TOP SALES

The month's highest-priced transaction was 22 Grove St. Unit 2, which sold for $1,331,000. The seller was listed as the Debra L. Coleman Revocable Trust, with Debra L. Coleman as trustee; the buyers were Christopher M. Sambataro and Eve Gordon.

The second-highest sale was 153 Bishops Forest Dr., Unit 153, Building 37, which sold for $1,050,000. The seller was the Marasa Family Realty Trust, with Evelyn D. Marasa as trustee; the buyer was Christina Pharo.

28 Blossom St. sold for $970,000. Sellers Jeffrey S. Clem and Erica L. Clem sold to buyers Rebecca Roihl and Daniel Roihl.

50 Stow St. sold for $925,000. Sellers Benjamin E. Mead and Kathryn A. Mead sold to buyers Samuel Martin Cook and Alexandria Chaitin.

43 Leonard St. sold for $908,900. The seller was the Jacob C. Mandell Revocable Trust, with Jacob C. Mandell as trustee; the buyers were Noah Carlton King and Lauren Totino King.

NEIGHBORHOOD BREAKDOWN

No two sales this period occurred on the same street, so no single-street cluster stands out. By price tier: one sale closed under $700,000 (1182 Main St., $610,000). Eight sales fell in the $700,000-to-$999,999 range: 14 Mt Walley Rd. ($700,000), 144 Alder St. ($755,000), 369 Bacon St. ($762,000), 30 Russell St. Unit 5 ($765,000), 122 Milton St. ($800,000), 43 Leonard St. ($908,900), 50 Stow St. ($925,000) and 28 Blossom St. ($970,000). Three of the four transfers with no disclosed price involved a grantor whose name also appears among the grantees: Gary E. Carter transferred 132 Massasoit St. to himself and Julie Carter; Ann C.
