Waltham Median Hits $810,000 as Three Sales Surpass $1 Million in May

WALTHAM -- A $1.6 million sale on Hardy Pond Road anchored a 19-transaction recording period spanning late May into late June 2026, with the 12 disclosed prices producing a median of $810,000.

MARKET OVERVIEW Nineteen deeds were recorded between May 28 and June 26, though sale prices were disclosed in only 12 of those transfers. Among the 12 priced transactions, the range ran from $98,735 to $1.6 million, with a median sale price of $810,000. Three of the priced sales topped $1 million, and five fell between $500,000 and $850,000. The seven undisclosed-price transfers limit a full reading of market breadth for the period.

TOP SALES The period's highest transaction was 239 Hardy Pond Road, which sold for $1.6 million on May 29; Raffaele and Helen Bibbo III were the sellers and Jeremy Cote was the buyer. Close behind, 12 Curve St. sold for $1,205,000 on May 29, with the Barrett Family Nominee Trust, represented by trustee Kathleen D. Barrett, conveying the property to Kara A. Donellon. The third-highest disclosed price was $1,199,000 for 435 Lexington St., sold May 29 by Larisa Marinho Eglem de Oliveira and Samantha Turner to Stephen Tang and Alyssa Kim. Rounding out the top tier, 45 Chase Road sold for $935,000 on May 29, with Gerry Cosby and Siobhan O'Connell as sellers and Jennifer Catherine Greenleaf as buyer.

NEIGHBORHOOD BREAKDOWN Three sales in the $1.1 million-to-$1.6 million range — Hardy Pond Road, Curve Street, and Lexington Street — formed the upper tier of the period. A mid-range cluster between $800,000 and $935,000 included 253 Bacon St. ($850,000), 51 Farwell St. ($820,000), 15 Flagg Circle ($800,000), and 45 Chase Road ($935,000). Two condominium units — 10 Washington Ave. Unit 3 ($560,000) and 107 Clocktower Drive Unit 407 ($655,000) — along with 20 Charlotte Road ($665,000) made up a lower-mid tier between $500,000 and $700,000. The outlier at the bottom of the priced sales was 66 Boynton St., which recorded at $98,735; the transfer was between William M. and Susan M. McKinney, with Susan M. McKinney listed as the sole buyer, a pattern consistent with intra-family or ownership restructuring transfers.

MARKET NOTES Of the seven transfers with no disclosed price, several show naming patterns consistent with family or estate transfers. At 113 Crescent St. and 1 Munster St., both deeds show the Shaikh family on both sides of the transaction. At 93 Barbara Road, the seller and buyer share the same name, with a second person added as co-grantee. At 104 Mokema Ave., the grantor is listed as an estate, with buyers sharing the Chiasson surname. At 468 Trapelo Road and 11 Laurel Ave., the grantors and grantees also overlap in name. The data does not permit confirmation of property type across all 19 entries, but at least two confirmed condominium units — Clocktower Drive and Washington Avenue — appear among the priced sales. One LLC, Solidbricks LLC, appears as buyer of 16 Winter St. Unit 21B at an undisclosed price, the only non-individual buyer among the recorded transfers.
