Zoning Board of Appeals · Meeting of August 18, 2026

Waltham's Zoning Board of Appeals unanimously granted relief in all four cases on Tuesday's docket. Chair John Sergi and members Mark A. Hickernell, Matthew Deveaux, Glenna Gelineau and Kathleen McMenimen voted 5-0 on every roll call, approving variances for a Gregory Street garage and pool deck, an amended decision for a four-unit building at 20 Williams Street, a loading-area enclosure for a Felton Street landscaping business, and a special permit converting a Clematis Avenue hockey rink to badminton and pickleball courts. The Williams Street case, for petitioner Robert A. Kaitz, required an added variance after the building inspector determined ground-floor garages failed to meet a 600-square-foot habitable-floor-area rule.

Hickernell told attorney Joseph M. Connors, "I wouldn't like to keep seeing ... this occurs to me as the building inspector, and then having something roped back in front of us." Board members also updated decision language from "substantial hardship" to "practical difficulty" to reflect a state law change signed July 9, 2026.
