Zoning Board of Appeals · Meeting of September 15, 2026
WALTHAM — The Waltham Zoning Board of Appeals unanimously approved three variances for a second-floor addition and attached garage at 83 Lakeview Terrace. Attorney Bret Francis, representing petitioners Andrei Mashkou and Kristina Filozova, told the board the 4,958-square-foot corner lot is only about 70.8 percent of the 7,000-square-foot district minimum, justifying relief from setback and lot-coverage rules. Member Mark A. Hickernell asked whether the board still had to find the variance would not "substantially derogate" from the ordinance's intent under a recently revised state law; Francis said that finding is no longer required.
The board adopted the findings of fact and the corrected decision by identical 5-0 roll-call votes, with members Taranto, Gelineau, Deveaux, Hickernell and Chair John Sergi all voting yes. No abutters objected, and two attendees raised their hands in favor.
