Two multimillion-dollar commercial deeds anchor a slow month for disclosed sale prices in Waltham

Waltham recorded 16 property deeds between July 17 and Aug. 15, but only nine disclosed a sale price, ranging from $660,000 to $5,479,000 with a median of $900,000. The month's top transaction was 20 Weston St, which sold for $5,479,000 on July 20 in an LLC-to-LLC deal, followed by 37 River St at $4,841,000. Seven of the 16 deeds, nearly half, involved family members or family trusts and carried no disclosed price, a pattern the data shows but does not explain. Florence Road logged two separate transfers within a day of each other.
